She has run the ground
Helping run a cow-calf operation, team roping and selling Angus beef is a different education from a listing course. Grazing, water and what an operation needs to work are familiar territory.
Home / About
A Boulder County native from a ranching family, now the land and ranch agent for the country she grew up in.
Her story
Cow-calf operations, team roping, Angus beef, a general contractor's licence and a Boulder childhood.
Kathryn Pancost is a licensed real estate agent and land specialist in Colorado, focused on farm, ranch and hunting properties throughout northern Colorado.
She was born and raised in Boulder, where most of her family still lives, and grew up in the ranching community with the privilege of starting to hunt early thanks to her father and grandfather's passion for the outdoors.
Her background in the farm and ranching lifestyle includes helping her father run a cow-calf operation, team roping and selling Angus beef.
On the hunting side she has followed her father and grandfather, hunting across Colorado, Nebraska, Texas, New Zealand and Scotland, and intends to keep adding to that list. She is a member of the Denver Sables and sits on the board of Denver Safari Club International.
A recent Colorado State graduate with a degree in Marketing, Kathryn has also worked in the construction industry and is a certified Class A General Contractor.
With that range across farms, ranches, hunting and construction, she is a genuinely useful person to have on your side of a land transaction.
Why it matters on a land deal

Work in the construction industry and a certified Class A General Contractor licence, which means a remodel or a ground-up build gets costed on the walk-through instead of after closing.
Born and raised in Boulder with most of her family still in the county. Local knowledge that predates the licence.
A marketing degree from Colorado State University, applied to how a property is presented, photographed and put in front of the right buyers.
Board member of Denver Safari Club International and a member of the Denver Sables, which is where a good share of the land and hunting network lives.
Behind the brokerage
A brokerage built specifically around land: ranches, farms, recreational and hunting property, water rights and rural residential.

Why a land brokerage
A ranch does not sell to the same buyer as a subdivision house, and it does not sell through the same channels. Hayden Outdoors markets to buyers who are already looking for ground, with photography, drone work, video and mapping built for property rather than for kitchens.
Kathryn is the Boulder County agent on that team, which means a local specialist with a national land audience behind the listing.
Tell Kathryn what the land needs to do for you, and she will tell you honestly whether it can.
